Property Manager
Property Manager Job Responsibilities
- Maintains properties by advertising and filling vacancies.
- Accomplishes financial objectives of the properties by collecting rents, paying bills, scheduling expenditures, and taking initiative to keep properties within meaningful budgets.
- Maintains properties by investigating and resolving tenant complaints, enforcing the language of the lease agreement, inspecting vacant units, and coordinating repairs with owners and Maintenance Director.
- Planning and coordinating with owners for larger scale renovations.
- Establishes rental rates by surveying local rental markets and comparing properties to arrive at appropriate rental values.
- Enforces occupancy polices by addressing them with violators.
- Coordinates evictions as necessary with attorneys
- Systematically “walking” properties to inspect for proper maintenance of the premises.

Property Manager Qualifications and Skills
- High level of organizational skills and attention to detail
- Competence with technology and software applications (preferably with AppFolio)
- Professionalism
- Ability to listen to tenants, owners and supervisors
- Motivation for sales
- Familiarity with applicable local, state, and federal laws and regulations
Education, Experience and Licensing Requirements
- High School diploma, GED, or equivalent
- Bachelor’s degree preferred
- 1-5 years of experience in real estate or sales
- 1-5 years of experience in property management a plus
- Core knowledge of Google applications such as Google Sheets or Microsoft Excel
Maintenance Technician
Maintenance Technician Job Responsibilities
- Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the assigned homes or apartments utilizing work order related software
- Repairing common household repairs such as doorknobs, blinds, light plumbing, light electrical, painting, drywall, etc.
- Fixing potential safety hazards as they become known.
- Applying preventative measures to the homes and apartments to reduce the risk of future problems.
- Assisting with skilled contractors with more complex work (HVAC, electrical and plumbing)
- Responding to emergency situations
- Assisting Maintenance Director in establishing and maintaining all equipment, tools, supplies in stock and inventory.
- Assisting with controlling expenses associated with the home or apartment.
- Act in a professional manner and be courteous with tenants, co-workers, vendors, etc.
- Utilize materials, supplies, tools and other building materials in a safe and productive manner.

Maintenance Technician Qualifications and Skills
- 2+ years of related work experience or technical training.
- Ability to understand instructions (both written and oral)
- Excellent interpersonal skills with an ability to insure trust
- Must be safety-conscious
- Capable of doing extensive walking, climbing of stairs and ladders and lifting 50 pounds by applying proper body mechanics
- Willingness to work overtime on special projects as required
- Ability to listen to tenants, owners and supervisors
- Basic computer skills and ability to learn job-related software
- Have working knowledge of tools and their proper use
- 24-hour availability for emergencies and as part of on-call rotation
- Must have valid driver’s license and reliable transportation
Education, Experience and Licensing Requirements
- High School diploma, GED, or equivalent
- Prior experience as a maintenance technician or similar preferred
- Experience in property management industry a plus
- Skilled labor certifications a plus (licensed in plumbing, electrical, or HVAC)
